You already live here, you know the weather and the traffic, and you are tired of renting. This is what changes when you move from tenant to owner.
EU citizens living in Cyprus usually hold a registration certificate, and non-EU residents hold a residence permit. Neither is a requirement for buying a home, but your status affects two things: whether a Council of Ministers purchase permit is needed (it usually is for non-EU buyers, even if they live here) and how banks assess your mortgage application.
Cyprus banks lend to residents against local income, and expats on international salaries or with business income can qualify with the right documents. Typically you will need proof of income, tax residence, bank statements and details of existing commitments. Ask your lawyer or a mortgage adviser to compare offers before you reserve a property, and agree timing so your reservation deposit is not at risk.
Most of our current listings are in Limassol, across Limassol Center, Germasogeia, Agios Athanasios, Souni-Zanakia and Moni. Limassol Center and Germasogeia give you the shortest walk to restaurants, the seafront and the marina. Agios Athanasios is a residential district that is typically quieter and more family-oriented. If you have children, check school catchments and the commute before you fall for a view.
As a resident you can see a resale in person, talk to neighbours and test the commute, which is an advantage over overseas buyers. A new build gives you modern insulation and energy ratings, which lowers bills during the hot summers and cooler winters. Whichever you choose, your lawyer should confirm title deeds, permits and any communal charges.
